Residential Land

Residential Land

When looking to purchase residential land, there are several important factors to consider in order to make the best decision for your future home.

One of the key considerations is the location of the land. This includes not only its proximity to necessary amenities such as schools, hospitals, and shopping centers, but also its overall neighborhood and community. You'll want to ensure that the area is safe, well-maintained, and meets your lifestyle needs.

Another crucial factor is the size and shape of the land. Consider how much space you need for your desired home and any additional features such as a backyard or garden. The shape of the land can also impact how you can use it, so be sure to assess whether it fits your building plans.

Additionally, it's important to look into any potential zoning restrictions or regulations that may affect what you can build on the property. This includes checking for any easements, setbacks, or other limitations that could impact your ability to construct your dream home.

Lastly, don't forget about the cost of the land itself. Make sure you have a clear budget in mind and factor in any additional expenses such as taxes, utilities, and maintenance costs. It's also a good idea to research market trends in the area to ensure you're getting a fair price for the land.

By taking these factors into consideration when purchasing residential land, you can ensure that you're making an informed decision that aligns with your needs and goals for your future home.

Why Residential Land Is a Great Long-Term Investment —

Residential land is often overlooked as an investment option, yet it offers incredible potential for long-term growth and profitability. Unlike other real estate assets, land provides unique advantages that make it an appealing choice for savvy investors.

One of the key benefits of residential land is its simplicity. With no buildings to maintain or tenants to manage, land is a low-maintenance investment. This makes it ideal for those seeking a hands-off approach to real estate.

Land also tends to appreciate over time, especially in areas experiencing population growth or infrastructure development. As demand for housing increases, so does the value of residential land, making it a reliable asset for long-term returns.

Another advantage is the versatility of land. Investors can choose to hold the property until its value rises, develop it into housing, or sell it to a developer. This flexibility allows for multiple exit strategies depending on market conditions and personal goals.

Additionally, land investment typically comes with lower costs compared to developed properties. With no buildings to insure or repair, ongoing expenses are minimal, allowing investors to maximize their returns.

For those looking to diversify their portfolio or secure a tangible asset with enduring value, residential land is an excellent choice for long-term investment.

I have engaged Nest to manage my rental property since around 2009. Being a landlord that is living outside of Tasmania, it's very important that I have a great relationship with the company, and importantly with the property manager who looks after the house. I'm pleased to say that I have always had great relationships with staff at Nest Property. Since becoming my property manager, my current property Elise Holbrook has been fantastic to deal with. I have found her responsiveness and professionalism to be excellent and this has resulted in continued peace of mind that my property is being looked after well, and most importantly, my tenants are happy and comfortable, and their needs are met in a timely and efficient manner. I have no hesitation in recommending Elise Holbrook from Nest to manage your rental property.

Meleah Oates is THE most amazing property manager. She has gone out of her way to help us remotely manage my mothers house. From helping us book trades, to stylists, her attention to detail has been incredible. I have never worked with a property manager as professional and genuine before. It's very refreshing:) Can't recommend her enough.

Nest Property and Property Portfolio Manager Karly Jeffery have been absolutely amazing with managing our investment property. They have always been great with the regular business of managing our property and keeping us informed, but Karly really shone when our tenant stopped paying rent and damaged parts of the property before leaving. Karly filed police reports, kept liaising with the tenant to get some payments, took care of fixing all the damages and spent months wrestling with 2 insurance companies and got a great outcome for us in the end. Her professionalism, diligence and tenacity are a testament to the quality of Nest Property and to what a great property manager she is. We are very happy and grateful!
